Taylored Services Serve Strata Owners Best

In this age of highly stratified markets the many people already enjoying strata titled living are seeing their particular needs carefully tailored to.

One-size-fits-all only suits the land of the past as companies commit to customising their management services for each unique strata, community or neighbourhood scheme.

Mr Richard Tooker, company director of New South Wales Strata Management says strata titled properties are a rising trend in higher-density living and today include not only the commonly found blocks of apartments, townhouses, or duplexes but extend too to offices, shared retail/residential complexes, and even boat marinas.

Common to all, he says, is the need for supervision from an Owners’ Corporation, which often uses a licensed strata-managing agent to provide professional guidance.

Mr Tooker says that such use can see owners retain control over how their premises are run whilst ensuring that all legal obligations are met. He stresses the importance of managers and owners in establishing a sound working relationship with the Owners’ Corporation and its Executive Committee.

“A block of residential units will have different needs and expectations from say a block of professional suites. Each scheme can benefit from access to highly trained support staff that understands the structure of each type of scheme and how best to service its unique requirements. And, importantly, such tailored attention can come at a very reasonable cost. This is due to the concentration of professional assistance to exactly where it is most effective.”

The service can even extend to an owners’ payment of periodic levies conveniently via the internet, by Phonepay, or a variety of other easy payment systems.

For those with strata titled properties a common sore point can be the speed and efficiency with which repairs and maintenance are made. Whilst some managers take a noticeably proactive approach others can lag behind in much needed work or use unlicensed repairers. Mr Tooker says his organisation provides not only a 24-hour emergency repair service but has developed a system whereby a situation can be assessed to determine if the repair can wait until normal business hours, resulting in a significant cost savings to the client.

One of the biggest headaches for an Owners’ Corporation and its Executive Committee is the necessary paperwork that attends compliance with the strata management act.

As Mr Tookers says, with each scheme being unique in some way, there is a need for an Owners’ Corporation to have access to a management team that has an internal system in place.

“Efficient procedures will ensure an accurate and timely flow of information and reporting.”
