Keep Bugs at Bay with Greater Safety

Owners of strata titled properties are soon to benefit from a law that will give residents specific information about how any infestation of bugs in their building are to be kept at bay.

Sydney is famous for its diverse range of creepy-crawlies (and as we all know it can be a breach of by-laws to have pets). Infestations of unwanted guests seem to arrive as the weather warms. But regulations soon to come into force will see residents of multiple occupancy residential complexes provided with the details of just what pesticides are planned for use in common areas.

Mr Richard Tooker, director of one of the States largest strata title management companies, New South Wales Strata Management, says the change is a result of the Pesticides Regulation 1995 that has been amended and will come into force on the 1st of February 2007.

“Since residential strata titled properties are multiple occupancy complexes they will come under the new rules.

“The rules state that such complexes must provide notice before and during any pesticide application in any common area. These areas usually include a building’s hallways, stairwells, foyers, shared laundries, car parking areas and external grounds.”

Mr Tooker said the change would see notice given about what pesticide was to be applied, the dates and places where the chemical will be used, and specific details outlining the pests being eradicated.

“Advance notice of pesticide use not only allows residents to elect to stay away from a treated area but will also allow them to express a ‘no vote’ if they have particular concerns prior to its dispersal.”

Keeping abreast of such advice, he said, is one of the many roles of the professional strata property manager, who receive updates as part of their membership in the industry’s organisation the Institute of Strata Title Management.
