
Ten Suburbs Named as Tops for Strata Living 30/03/2009 A growing shortage of housing and the recent boost to the first home owner’s grant - to $14,000 for existing homes and $21,000 for the purchase of a new dwelling - is helping turn the heads of many Sydney area buyers toward strata title properties.
And a large number of these people are asking which suburbs have the lion’s share of these units. They want to know where the majority of these properties are situated, and the size of the buildings.
Mr Richard Tooker, the director of New South Wales Strata Management, says that figures from the NSW Department of Lands provide a good indicator where the top suburbs are and the number of lots per scheme, adding that the data is now somewhat dated.
“The figures are from September 2007 and received limited exposure in the Institute of Strata Title Managements own magazine, but further exposure is needed as people continue to ask questions about where they are.”
He says the figures cover many areas but avoid the actual city centre as the City of Sydney contains such a mix of residential and business buildings that it becomes extremely difficult to hive off the housing sector.
Mr Tooker says there are more than 67,000 strata units situated around metropolitan Sydney, with the areas of heaviest concentration being Randwick, followed by Mosman, Cronulla, Dee Why, Manly, Pyrmont, Ashfield, Coogee, Lakemba and Bankstown. These suburbs all have between 7,449 and 4,423 strata units.
“Units are a major attraction for purchasers at the moment because quite a number for sale are priced within reach of first-home buyers. The are a highly popular way for people to step up onto the property ladder.”
He said the largest numbers of strata titled buildings contain fewer than ten lots. “The records show that 28 per cent contain 2 lots each, just under 24 per cent have three to five, 23 per cent have six to ten, and 15.5 per cent have eleven to twenty.
Mr Tooker says that of those remaining, 7.3 per cent contain twenty-one to fifty lots, 1.5 per cent have fifty-one to one hundred, only .6 per cent live in buildings with one hundred and one to two hundred units and a mere .2 per cent reside in buildings greater in size.
Statistics show that on a national basis there are approximately 3.5 million Australians residing or working in a strata complex of some kind.
