Hip and Highly Sought Strata Living Comes of Age 1/08/2009 The lure of the café lifestyle is all around us these days as more and more people turn to strata living as the modern answer to the high cost of other forms of accommodation.
In addition to value for money, location is usually another strong point as strata apartments are often situated at the hub of local activity.
Richard Tooker has watched the trend blossom and says it isn’t only the hip and the young who are being attracted. As the director of New South Wales Strata Management, one of the States largest strata specialists he heads a team of professionals that oversee literally hundreds of strata schemes.
“Many mature age couples have found that living near many amenities means easy access and car free evenings. With children now grown there is simply no longer a need for the massive spaces that used to be so necessary, a sanity corner if you will for every family member. Now, for empty nesters there can be quiet enjoyment in a lofty apartment. From here it can be an easy elevator glide down for a coffee, a walk and perhaps a movie or a meal.”
He says many people fear such living may be accompanied by unneighbourly noise and a loss of privacy but this is not necessarily so.
“Good administration is of course vital and this is one of the reasons for the use of a professional strata management team. Knowledgeable oversight from people specifically trained to help a buildings Owner’s Corporation stay on track can play an important part in keeping things ticking over smoothly, and that’s what people want, no surprises.”
He says that under the Strata Schemes Management Act 1997 such issues as noise, the keeping of animals, obstruction of common property, and the behaviour of owners, occupiers and invitees is set down to see that a high level of social accord and amity can be enjoyed by all.
“A reading of the model by-law concerning noise, for example, is an example of common sense that states quite simply that people should not create noise that is likely to disturb the peaceful enjoyment of another resident or anyone using common property.
“Most local municipal councils have similar regulations that pertain to non-strata or stand-alone dwellings, so the concept is pretty well accepted. It has been around a very long time.”
He says New South Wales Strata Management, which controls hundreds of strata title properties, plays a significant oversight role in assisting Owner’s Corporations to administer their building well and to comply with their full range of responsibilities.
Regarding the by-laws, so central to strata living, he notes that their objective is to allow flexibility whilst enabling the buildings’ owners to have a rightful say in how their micro-community goes about its day to day life.
An Owner’s Corporations uncertain about the quality of their administration can contact New South Wales Strata Management on 9890 1841 to arrange for an obligation free review.

New South Wales Strata Management (formerly Gilmour Strata Management) commenced business in early 1991, as a member of the highly respected J A Gilmour & Sons group of companies. Licensed solely and specialising only in strata management services, the company has steadily grown to become one of the largest such organisations in New South Wales.
